What kind of survey do you need?

Quick answer

A condition assessment, a report for a property purchase and a development-related survey answer different questions. Explain the reason before booking so the professional can confirm the appropriate scope and expertise. A tree-work quote is not automatically a formal report, and a basic visual assessment is not a guarantee of hidden condition. Ask who will inspect, what information will be recorded and what the report can be used for. If a council, insurer or another professional has requested it, provide the actual requirement.

Choose the report for the question
PurposeWhat to agree
Condition assessmentDefined trees, observations, limits and recommendations.
Property purchaseThe buyer’s actual questions and who may rely on the report.
Development proposalThe required survey, impact/protection documents and submission needs.
Further investigationWhich uncertainty the additional method is intended to resolve.

Condition, defects and limitations

A useful report identifies the tree, observed condition, relevant surroundings, recommendations and inspection limits. Ask whether it is a ground-level visual assessment or includes additional investigation, and why that scope is appropriate. Some parts may be inaccessible or concealed; those uncertainties should be recorded. A photograph and tree age alone cannot establish stability. If further work is recommended, request the question it is intended to answer. The report should distinguish observed evidence from assumptions and explain any urgency in terms the owner can understand.

Building work and development proposals

If an extension, driveway or other project may affect trees, tell the consultant about the actual plans and intended works. Root-protection, construction access and retained trees can influence a proposal even where branches do not overhang the site. Ask what survey, impact assessment or protection plan is required for the application or construction stage. Babergh’s planning route should confirm local submission requirements. Do not assume a tree-removal quote meets a development condition or that permission for a building settles every tree constraint.

Buying a property or reviewing responsibility

For a purchase, clarify whether the inspection covers all relevant trees on the property, boundary issues and the questions raised by other professionals. Ask who may rely on the report and how long its findings are intended to remain applicable. Condition changes with time and events; a historic report does not certify today’s position. For shared grounds, identify the responsible manager and inspection arrangements. We do not interpret insurance terms or decide legal liability; the report and any required professional advice should fit the actual request.

Sudbury protection and local records

Babergh’s tree and conservation information can help identify protected status and relevant local processes. Ask the consultant to distinguish tree condition, ownership and protection, since one does not determine the others. A TPO is not proof of danger, and an unprotected tree is not automatically safe. Keep any mapping check and council correspondence with the report, including the date and limitations. For an address across the district boundary, use the correct authority. A CO10 postcode is not a substitute for the actual site location.

Survey scope and fee comparison

Ask before commissioning

Request the tree count or defined area, inspection method, report format, intended use, recommendations and VAT. Clarify whether additional tests, revisit work or application documents are separate. A consultant’s report and a contractor’s informal work estimate can have different costs and purposes. Verify relevant qualifications and experience directly for the required task. There is no verified Sudbury average here. A clear fee proposal should explain what you receive and who can use it rather than simply charge per tree without defining the assessment.

If a report is for an application or another professional, confirm the required deliverables before the inspection. An informal email about condition may not meet a request for a mapped schedule and specific supporting documents. Ask how revisions, additional trees or further investigation would be charged. Also confirm how findings are explained to the owner: a report should make its recommendations and limits understandable, with a clear route for questions, rather than leave technical labels to be interpreted without help.

  • Which question and intended use will the report address?
  • What method, areas and limitations are included?
  • Are further tests, planning documents or revisits separate?

Using the recommendations

Review the findings and distinguish urgent actions, routine management and further investigation. Ask for clarification where a recommendation is unclear, and retain the report for future work. If circumstances change after a storm or building activity, arrange appropriate reassessment rather than relying on old advice. A work specification should match the report and any required permissions. For an enquiry, send the postcode, survey purpose and any actual requirement, without uploading unnecessary private property documents through the general form.
